Is the worth of the property taken into account when tenants need to make repairs in NC?

    September 15th, 2011

I’m a tenant in NC. I rent a 40 year old singlewide. The experts I’ve contacted said I was basically in the wrong place at the wrong time. It’s the time when trailers really start falling apart. The value of the whole trailer is probably between 00 and 00 max, although I suspect it’s on the lower end. Several things have gone wrong…like the wood paneling has splintered in several rooms around the windows from water entering. This wasn’t noticeable until the wood was soft and splintered, because of the curtains over the windows and infrequent rain. I don’t know when they started leaking but apparently this is a common problem in old singlewides.

Am I going to be responsible for paying the full renovation price of the repairs? The full value is probably more than the home itself is worth, according to the landlady’s handymen. Or will the value of the property/depreciation be taken into account when determining how much I’m responsible for?

She has my 0 security deposit and I’m hoping to not have to pay her more than 0 extra.

My landlady has a history of trying to stick me with repairs that are NOT my fault. Like last year when the particle board floor crumbled in the bathroom…she tried to say that was my fault and said I was under eviction notice. The experts I contacted said it was NOT my fault, but I had to pay for the floors anyway because I had nowhere else to go. She blamed me for the 35 year old HVAC breaking a few years ago. She also broke the law by refusing to let me have a satellite dish outside. She originally gave me written permission, but came over when she saw the installation guy (she lives next door to me) and basically canceled my installation. I’m not perfect either, because my disabled son has caused some damage to the place. (When the wood paneling started splintering, he peeled some off, making the issue worse.) I do want to do what’s fair and pay for what I should, but I am hoping that NC law takes the actual value of the property into account. I think it’s reasonable for me to pay more than the security deposit, but I don’t think it’s fair for me to basically pay to renovate an almost 40 year old singlewide.
There are also other problems, like little bits of chipped wood from the unfinished cabinets and some scuffs. I think that’s ordinary wear and tear, considering how old the cabinets are and that it’s easy for that material to be damaged (the wood paneling on the cabinets was even thinner than the wood paneling on the walls). But the landlady’s handymen said I was responsible for replacing the cabinets completely.

As far as the walls, it’s a toss up. The original damage was probably from water dripping in. But my son did make the problem worse by picking off some more of the wood, and now they want me to pay for the walls. In their minds, since my son made it worse, it’s my responsibility. In my mind, the damage never would have been possible without the water damage.

      Fiberglass shower has small crack?

      September 11th, 2011

I recently installed a new "One-piece" fiberglass shower. During installation, I supported the bottom rear where there was a block of wood moulded into the base and the front lip was also supported. When using the shower, I noticed a slight spring in the base as you stand in the center of the base. Now, I noticed a very slight chip in the base, and a semi-circle of a fine hairline crack. I can access the underside of the base from my crawlspace and install some pins to support arond the drain. I need to know if there is a product or procedure to touch-up the chip, and what to do about the fine, hairline crack that has formed. I considered an epoxy applied to the base, but wish to not only maintain the integrity of the base, but the appearance, as well. It is bright white.
In the past, I have seen a guy repair fiberglass showers that had damage like incorrect screwholes, and scratches. He used fiberglass and sprayed some strong smelling paint of some kind, that made the repair disappear. Any suggestions appreciated…especially names of products or procedures. I am very handy, and do wood touchup and repairs to furniture, so am familiar with many products for touch up and repair. I am not familiar with water-proof repairs…thanks…
Of course replacing the shower is out of the question. I thought of using epoxy floor material that is found at homecenters for garage floors….with a broadcasted material, but not sure if there is a better way….thanks so much

How is this excerpt from my novel?

        September 10th, 2011

Death is not the greatest of evils; it is worse to want to die, and not be able. To watch your love ones perish. To know that you’ll never get the chance to see them again in eternity, or wherever it is you go. They are all the saddest things about our way of life. If I could go back, to that stormy winter night, I would have rather gone down to the sea where the cool surging waves would have carried me into blessed oblivion. My body would become limp and numb, deserted by my soul as it floated away. To live in secret as the rest of the world around you lives, ages, dies, while you sit around unable to waste away. No hope, no love, no joy. No anything in that kind of life. For immortality is a fate far worse than any death ever imaginable.

        Nicholas

        September 30th

I sat in the make-shift living room of the farmhouse that we called our home. Tattered, mothball infested couches were placed in a semi-circle around the large fireplace. An empty mantle rested above the flames, swathed in intricate spider webs. The wallpaper that once had clung tightly to the walls was peeling, leaving remnants of its existence on the dusty hardwood floor. I sat in chair that was pushed up against the window pane, trying to use as much of the moonlight as I possibly could. It was hard to make out the words of the novel that I was reading in the dim light. The crackling of the fire was the only sound that resounded in the room. There was almost a peaceful eeriness to it; the quiet.
Isolation from my brothers was something that didn’t come as often as I had wished it would. The breaks from the chaos of our life were barely enough to keep me going. The past four hundred years were filled with relocating constantly due to our inability to age. A life, if you could even call what we have living, full of inconsistency. There is nothing solid, no foundation, absolutely nothing stationary to hold on to.
I began immersing myself into the words of Jane Austen. It was the books that really kept me going. With the turn of every page, I often lost myself in the words that those artistic geniuses spent years imagining and cultivating.
The door opened with a quick motion, the sound of my eldest brother Garrett’s footsteps broke the stillness of the air. His face was filled with the usual anger that overshadowed his handsome features. His black, curly hair was soaking with rain, and his pallid eyes were welling up in rage. Garrett’s intense presence caused me to stir in my seat. I gently rested the book onto the arm of the chair as I opened my mouth to speak.
“We’ve got to relocate again, Nicholas,” Garrett interrupted, restraining himself for a change, as he answered my unasked question.
        “What happened?”
“Blaine,” was all he was able to muster out. Blaine was one of the youngest in our family. A youthful spirit at heart, he was frozen at the physical state of raging hormones, stuck a life of emotional turmoil. As much as we tried to keep our existence a secret, at seventeen, Blaine couldn’t help himself but long for something of interaction with the opposite sex. He had recently run into Charlotte. She was kind, sweet, and attractive. She balanced out Blaine’s compulsiveness, and they were honestly amazing together. However, he just didn’t understand the fragility of the relationship. She was going to age, start a family, and after a few decades, die. And he was going to live on forever- without her. Deep down, Blaine knew that, but he chose not to accept the truth. He let his heart, or his hormones, control his decision making skills. But he was truly happy. And happiness with our kind of life only passed by once or twice a decade.
        “He told her, didn’t he?
“Of course he did. The imbecile can’t keep his mouth shut. You’d think after four centuries he would have learned by now.”
        “Where are they?”
“Everyone’s at her house, trying to calm her down,” Garrett said the irritation still present in his voice. He stood silently, looking into my eyes, asking for something. He didn’t even need to say a word for me to understand what he wanted me to do.”
“You want me to fix it…” I retorted, an uneasiness to me response.
“Yes, Nicholas. It’s the only way we can stay here. But Blaine—”
“He won’t let me touch her until Hell freezes over.”
        “I know.”
“I can’t do that to him, Garrett. He’s happy, and I don’t want to be the one to take that away from him.”
Garrett looked at me with a look in his eye that I was too familiar with. It was the look of distain, and the loss of his emotional control. The irises of his eyes turned a velvety black. I felt my forearm shatter within my skin. Letting out a shriek of pain, I watched as Garrett closed in on me. “You’ve got a responsibility to this family, Nicholas; to all of us,” he shouted, his teeth clenched together. “You will do as I say, brother.”

          Rennnnnooovayshun questions!?!?!?

          September 9th, 2011

          Hey
so i am moving to the basement. We have this huge room, walk in closet , and my dad just built a really nice bathroom.

My dad is an electrician but i know that he can do drywall because well, he knocked out ever wall on the first story and put those white things in and drywalled them all withing about 1 week. and he did a good job!

so the only problem about this ever so amazing room is the 60’s house on the prarie trailerpark panelling, vinyl written on attempted to be cutted on trim and the ceiling has like theese weird cardboard feeling tiles and they actually look okay some of them just need a little fill cause they have dents in ‘em and i am gonna paint half of them black, checkerdboard style.

          so heres the plan!

the room is about 40 ft wide and 20 feet accross and the closet is about 7ft by 7ft

so my dads gonna knock out all the paneled walls and put in drywall and im gonna do a nice semi-thick hardwood floor and then a standard wood trim and im gonna paint it a fun color (yellow brick road from ace)

so thats like 67 sq ft of dry wall i beleive 67 sq ft of hardwood floors i think and 6 1/2 gallons of paint from ace

all the work done by us no installation or shipping fees.

          Any ESTIMATES???

          thanks!

I had wrapped it in loose clothe, using it as a sling. Her parents were at work for the afternoon, so besides my brother’s, the house was empty. I knocked on the large, maroon door, while Garrett huffed; his arms blatantly crossed his chest. Behind the door stood Wesley, his face filled with a gentle look of patience. Wesley was Blaine’s identical twin, though the two were completely on the different on the inside. While Blaine was wild, Wesley was reserved and controlled. He was always so calm and untroubled.

Carpet or Laminate for my apartment: need some details?

              September 6th, 2011

I have lived in my Los Angeles area apartment for over 15 years and have turned my landlords down in the past when they’ve offered me new carpet just because I didn’t want the inconvenience of workmen in my place. I have a LOT of stuff and live upstairs. Well I have done some downsizing and am really ready for a spruce but I’m not sure that I want carpet as I am quite sensitive to new smells and also, I really want hardwood floors. There is hardwood under my carpet but I know it would be way too much effort/inconvenience to refinish it but I was thinking about asking for laminate. Can someone provide me the cost comparison, how long it would take to install, etc. I really love the idea of not having carpet and just putting down a couple of beautiful rugs. I do have a sofa bed and a hardwood wall unit both of which are very heavy so I’m taking that into consideration with installation. But I really want the wood floors. I also have a dog and a cat, and am a little worried about how their nails might wear on the laminate in comparison to carpet. I would like to hear about any personal experiences in this area.

                Installing floating hardwood floors?

                September 4th, 2011

I am installing floating hardwood floors in my kitchen that has an attached island. The current hardwood floors (glued to sublfoor) are installed under the island. Should I remove the island and install the floating under it or should I attach the island to the subfloor and install the floating floor around the island?

                  Question about hardwood floor installation?

                  September 2nd, 2011

Going to install hardwood in 2 rooms and a hallway in my house, totaling 500 Sq Ft.

I am stuck between deciding what width wood to get, with 2.25" width costing 1/2 of what 4.75" width costs.

My question is, is 4.75" width hardwood considerably less work to install than 2.25" width? In a 15′ wide room, it is 37 planks wide for 4.75" vs. 80 planks for 2.25"

Im not sold on the particular look of either yet. Id be just as happy with either width from that standpoint, but I am concerned that cutting and laying down twice as many solid hardwood boards is going to be twice the amount of work and take twice the time…
Duke, when you say it will save "some" time, can yo be more specific. Will it save enough time to make it worth double the cost of the wood? Again, I am not concerned about the look of wide vs less wide with this question. I am only concerned with the specifics of comparing the ease of installation for each width.
